How we are different from traditional agents
We are a Capital Markets real estate broker, specialising in securing institutional investors and exits for our clients.
Unlike traditional agents, we open up access to an untapped market of highly credible institutional investors, both national and international, within the capital markets. We achieve this by structuring agreements, such as forward funding deals, which make developments or assets attractive for institutional investors to fund and acquire.
Forward Funding
Forward funding, sometimes referred to as turnkey investments, is an investment model commonly used by institutional investors. These capital investors secure the entire completed development by agreeing to provide the equity needed to fund the complete build of the scheme through an experienced delivery party.
As part of the process, institutional investors purchase the land before development begins, offering an exit for any land or site owners. They also agree to pay a development management fee and a profit payment upon the scheme’s completion to the developer.
This model allows institutional investors to invest in real estate developments without managing the construction process themselves, while developers benefit from a secured funding source and a guaranteed exit.
By engaging in forward funding deals, both investors and developers can achieve their financial and operational goals efficiently and effectively.

We are looking to open up the institutional forward funding space which currently has numerous barriers to entry. To achieve this on scale requires two things:
- A trusted place where professionals within the industry can direct site owners and developers/contractors to gain quick, easy access to institutional investors for forward funding deals.
- Strong incentives to encourage introductions from (1). We do this by aiming to provide the best financial incentives for introductions in this space.

The scope of institutional investors looking to invest in the UK real estate market is vast, coming from all corners of the globe. They have varying investment models, target returns, risk appetites, target real estate sectors, and various capital amounts to deploy, including forward funding deals.
The opportunity we present is to help you navigate and gain access to this space for your clients, allowing them to quickly and easily connect with our comprehensive database of institutions looking to fund and acquire real estate developments through forward funding deals.
The Financial Incentive!
We are currently offering what we believe to be a market-leading fee share for direct introductions to land, development, or asset owners who are looking to sell or secure an institutional exit on their site.
For a direct introduction*, we are offering up to 50% of any of the fees we would generate from the institution for introducing and helping facilitate the acquisition of the site.
This is on all transaction types we facilitate, including more complicated acquisitions such as forward fund agreements, which require additional resources from us to facilitate. For example, bringing on board capable and vetted delivery parties for the scheme
