Become the credible operator we introduce to capital investors
All real estate transactions we facilitate require an operator to manage the asset. While some institutions have their own management teams, many do not. In such cases, we seek credible operators in each real estate sector to introduce to these institutions.
Commit to the long lease of an asset prior to its development
Our primary service is the facilitation of forward funding agreements. This involves overseeing the delivery, funding, and exit strategy for a site with planning approval or where planning is imminent. In certain real estate sectors, specific capital sources require a lease to be in place before agreeing to fund the development and acquire the asset upon its completion. These leases are often long-term (25+ years), inflation-linked, FRI leases.
Consequently, we are always looking for credible operators across various real estate sectors who can commit to providing a long lease on a development prior to its construction and completion. This long lease arrangement ensures stability and attractiveness for our investors.
Commit to the long lease of an existing asset
Similar to point (ii), certain capital sources, especially in specific real estate sectors, require the provision of long, inflation-linked, FRI leases from operators with strong covenant strengths to deploy their capital and acquire real estate assets.
Thus, we are always seeking to work with credible operators who can provide a long lease on existing assets across one or more real estate sectors. By introducing our exclusive opportunities to these operators, we help them find more operating opportunities while simultaneously unlocking particular capital sources and facilitating more institutional transactions.
Introduce us to developers who you have agreed to work with but require funding and an exit
You likely have built strong relationships with developers who are delivering schemes in your sector, where you have managed or are currently managing one or more of their projects. No doubt these developers are looking to deliver more schemes where you have agreed to manage the asset upon its completion with a long lease. However, they may be struggling to secure full funding and exit strategies for their schemes, which prevents you from gaining the management opportunity.
By introducing us and working with you, we can help them secure the funding and exit they seek by facilitating a forward fund. This enables the delivery of the scheme and unlocks the management opportunity with a long lease on the real estate asset for you.

We are looking to work with experienced operators who have the capability and credibility to work with large institutions. Meaning the operator can demonstrate the experience of managing multiple schemes in their sector of significant size/scale. Additionally, if looking to provide long leases, their balance sheets demonstrate they are of an institutional grade covenant strength.
