New to Forward Funding?
Forward Funding (sometimes referred to as turnkey investments) is an investment model common with institutional investors (e.g. Funds, REITs, Family Offices, Asset Management Firms, Housing Associations, etc.).
These capital investors, to secure the entire completed development, will agree to forward fund the complete build of the scheme by providing the necessary equity through an experienced delivery party.
As part of the forward fund process, the institution will purchase the land before development begins, providing an exit for any land/site owners. They will also agree to pay a development management fee and profit payment upon completion for the developer delivering the scheme.

Flexible Terms Based on Merit:
Our goal is to quickly gain interest on your scheme from an institutional investor looking to fund and/or acquire your completed site.
Although forward fund transactions can be lengthy, gaining initial traction from one or multiple parties does not take long. We do not expect long periods of exclusivity to show our competence in gaining this initial traction.
Sites at different stages of the planning and development process
We are able to secure an institutional exit on sites in all stages of the development and planning process. Hence, we can secure an exit on sites with and without planning, sites in development, and stabilised and unstabilised assets.
Certain institutions are more willing to work on sites at earlier stages of the planning journey, for example, Housing Associations. However, of these, few are willing to take active planning risk, hence, it is more common to agree Subject to Planning (STP) Forward Fund/Turnkey Transactions on schemes this early in the process.Institutions agreeing STP deals will work with you through the planning process and will agree to enter into a forward fund agreement upon your development securing planning consent. However, it will be expected for you to be the leading party in the planning process and for you to pay for the planning costs.
Institutions, in the main, look for sites with planning or when planning is imminent (within circa 3 months). This is preferred due to institutions wishing to deploy their capital and to start building a pipeline of investments as quickly as possible.
Consequently, if your site has planning (or is imminent) then you are in a prime position to secure a forward fund, having access to a wider range of capital investors than schemes pre-planning. Naturally, we would love to begin working with you to secure you an institutional exit on your development.
What we require from you
First step is for us to have an introductory call. In this call, we will discuss details of the scheme, which institutions it is best suited for, details of the process including exploring delivery options and partners.
Although specialised in facilitating forward fund agreements, we are also in a prime position to secure institutional exits on completed and built developments. These can be fully occupied operating assets (stabilised). Additionally recently completed or underperforming assets (unstabilised)How? Capital investors who invest in forward fund deals, generally, also seek to acquire existing assets.
